We are capable of taking part in any stage of the process, from Initial Studies, both architectural and financial (feasibility studies, IRR, etc.) to the Building Project. The ideas phase (Basic Project) is crucial to define the various preferences for the commission, where communication and connection with the client are of great value. However, this is also the case of the Building Project phase, where all the building systems and materials are finalised for the product to be developed, as well as the deadlines and its real cost.

We also handle all supplementary documentation: health & safety surveys, quality control programmes, activity projects, planning, energy certification, ICTs, etc.

All these tasks are carried out by the experts at BRD i Associats, guaranteeing coherence and coordination in all solutions that might be provided, or not, by an office that outsources the different tasks involved in a Project.

Apart from the work we normally carry out as project designers and site managers, studies are often required to ensure the building systems and solutions are defined correctly. We also offer support for hiring geotechnical surveys (geotechnical firms), environmental impact surveys (environmental consultants) and topographical surveys (topographical consultants).
Between the design phase and the start of the building work, and therefore before the Project Management and Site Management work, there's always a phase where the services we provide to our clients are often highly valued: handling all the work concerned with licences and permits.

In most cases we manage the sites we have designed ourselves, but we also take on the site management of projects designed by third parties, with the same responsibility and dedication.

The Project Manager is the senior person in charge of the building work, always in collaboration with the Site Manager, responsible for ensuring the work is carried out correctly, for monitoring quality, financial control and certification, as well as keeping an eye on the schedule. If the client so wishes, this person is also in charge of coordinating health & safety. As a rule, we always keep a record of all the visits required to ensure optimum control of all work carried out, so that our client can readily check the time, cost and quality. All this is complemented with a monthly report.

Our involvement in directing the project does not end with the final completion certificate. We monitor the site throughout the guarantee period, providing the client with a record of what has actually been constructed, called an “As built”, as well as the necessary help in getting the building up and running.


The long track record of the partners at BRD i Associats, with a large number of projects designed and many building projects managed in a range of areas, ensures we have extensive in-depth knowledge of any incidents that may arise during the complex production period (Design - Construction - End Product). This great experience and training means we can achieve a high degree of skill in Project Management. This involves Integrated Site Management (ISM) in our work, which is vital to guarantee the project's targets are achieved, which are essentially Quality, Cost and Time.

We also carry out Construction Management, which involves organising and planning the building work, studying offers from and hiring subcontractors, monitoring production and billing. All the work of the site manager and group head is carried out by our experts, once again controlling the job's Quality, Cost and Time.
